A New Age with Old World Characteristics

Yesterday we were in a meeting with one of our lending partners and were discussing overall market trends and their influence on Real Estate decisions. First, let me share just a couple of the predictions from their economists.

1. Oil will hit $40.00 per barrel before it rebounds
2. Interest rates are going to drop even further

I don’t know about you but these predictions blow my mind. Who among us would have predicted interest rates below 4% 5 years ago? I would guess not many. Now, let’s not forget that these are just predictions but these banks live and die by the accuracy of this information. My reason for reciting these predictions is that our conversation centered on the fact that 60% of transactions in our market are cash.

Why is that? Of course there are many reasons that this might be the case but the one we discussed was that for the past 4 years real estate has been an appreciating asset. Indeed real estate has increased by roughly 50% over the past 4 years while at the same time interest rates on deposits are barely north of 0%. Clearly, these numbers were inflated due to the beating we took during the recession but all signs are that real estate will continue to appreciate over the foreseeable future.

We all have different philosophies on investing and they have to adjust over time but my point here is that while real estate prices have risen and no longer reside in the basement they are stable and indeed are showing respectable gains. While we have been experiencing little or no inflation real estate is a great hedge whenever this trend reverses.

If you have been on the fence with regard to purchasing a winter residence or have given thought to real estate investing now might be the time to make your move. I know that the stock market has been strong but for me the intrinsic value of real property has far greater appeal. Are you IN or OUT?

Most of you receiving this newsletter have either recently purchased real estate from us or are contemplating doing so in the near future. Recent data tells us that if you have not already made your move you might want to do so within the next few months. Just this past week the Naples Board of Realtors had their “Economic Summit” entitled “The New Future, A View From the Top”. There were five speakers, most notably, Lawrence Yun, chief economist and Senior VP of research for the National Association of Realtors, Shelton Weeks, economics and finance department chairman at FGCU, and John Tucillo, Florida Realtors Chief Economist. Of their many observations and predictions the following stand out.

• Housing inventory is down in Naples by 13%

• Pending Sales have increased 14% in the 300 to 500 thousand dollar and the 1 Million to 2 Million Dollar categories

• Pending Sales have risen 29% in the 500 thousand to 1 Million dollar category

• The high percentage of cash transactions in this market minimizes strict lending restrictions placed by financial institutions.

According to Lawrence Yun the current pace of sales is the first step in the healing process and that prices will firm as a result. He estimates that prices will rise by 10% by December 2012. (We will see about that but it is encouraging to hear none the less.)

As for Shelton Weeks, he believes that the key to a full recovery is in the expansion of the economy. He notes that there is currently a slow and steady expansion going on that bodes well for sustainability. Unemployment figures in both Collier and Lee counties have dropped by 2% points in the past year.

John Tucillo commented that distressed inventory will take up to 3 years to clear out but that it is no longer a disruptive force in the market.

I believe that lenders have finally learned that they are better off cleaning up these properties and releasing them slowly to preserve the values in the surrounding neighborhoods. The latest numbers released by the Florida board of Realtors shows that the median price of a single family home has risen by more than 10% as well. There is a lot of evidence that the market has strengthened and very few signs that it will retreat any time soon. Couple this with historically low mortgage rates and it is easy to see how I arrive at my conclusion that it may very well be time to get in the game.

Looking Ahead to 2012

Now is the time that we all look back on the year that has passed and forward to the year ahead.  The perspective is different for each of us but one thing is for sure, we all hope to make the upcoming year better than the last.  I am always entertained and refreshed by the optimism professional sports teams have at the beginning of each season.  Why is it, on the other hand, that every news source is obsessed with negativity?  They tell us it is what sells and I suppose that is true. I for one, in my final newsletter of the year, intend to note the negative but dwell on the positive in looking ahead.

The past 7 or 8 years have been marked by extremism in the real estate world.  First, we had the extreme optimism that homes had turned into money machines.  Banks and buyers alike had the attitude that it did not matter who bought or how much they paid.  Everything was predicated on the assumption that values would rise and rise at a rate that would turn even the worst deals into viable transactions.

Along came the bursting of the bubble and we entered the phase of extreme pessimism. Real estate transactions came to a screeching halt as everyone stepped back and waited for the world to come to an end.  Unfortunately, it did just that for many.  Prices were unrealistically depressed to a point that they were a mere 40% of replacement value and even so, nobody was buying.  Ever so slowly people re-entered the market and homes began to sell, albeit at ridiculously low prices.

I am calling for 2012 to be the year of “Regained Sanity”.    Of course, the news continues to tell us that there is a recovery but that it is lame at best.  We are inundated with news that new housing starts are up but that they are still only a fraction of what they were in 2005.  We are told that housing prices are recovering but ever so slowly.  We will never see the end of negativity but if you take a closer look some of this news is actually encouraging.  I, for one am happy to see a measured recovery as opposed to a dramatic uptick.

Here in Florida, I will tell you as one of the troops on the ground that sanity is returning. According to the December issue of Money Magazine, Fort Myers has seen the highest increase in home values in the country in 2011 at 5.1%.  Fort Myers Florida Weekly recently published an article revealing that the median price for homes sold this year has risen a whopping 28.27%.  This indicates that the bottom feeding has subsided and a normalcy has returned.  The homes that were built for investors who were over extended and went into default were sucked up by new investors positioned to cash in on the opportunity.  Now that this activity has subsided we see more traditional transactions taking place in the vacation and retirement home category. Finally, it is important to note the distinction from the 2 different numbers provided by Money Magazine & Fort Myers Florida Weekly.  One is reporting home values & the other is reporting MEDIAN sales price.

Indeed November numbers appear to indicate that this trend will accelerate now that we are in season.  All of this having been said, values are still extraordinary.  This area was hit hard and fast in the beginning and struggled for a long time but it appears that the low point was about this time one year ago.  I for one am happy to see slow and measured increases in values.  I believe that it is a sign that people have learned a hard lesson and are now being careful in their decision making.  I look forward to this election year when we as Americans have the opportunity to give direction to our country and send signals to Washington about where we want to go.
