Housing Inventory Grows in September

(Fort Myers, FL – October 18, 2016) – The housing inventory in Lee County continued to expand last month, as the number of active listings rose but closed sales dropped.

The number of Active Listings in Lee County rose both month-to-month and year-overyear. There were more than 4,800 active listings in September, a 16.6% jump from the 4,140 in 2015. There were almost 100 new listings added between August and September of this year.

Condo listings saw an even larger increase, jumping more than 42% year-over-year.

Closed sales of Single Family Homes dropped last month by almost 7%. Condo sales dropped almost 10%. Pending Sales also dropped for both Single Family Homes and Condos.

Despite the drops, Median Sale Price for Single Family Homes is up more than 7% from 2015. In September, the home sold for a median price of $225,164, compared to $210,000 the year before.

City by city, North Fort Myers was the only one that recorded more Single Family Homes sold in September than the same time last year. Sanibel/Captiva had the biggest drop – more than 53% – with 7 sold homes last month, compared to 15 the year before.

3Q Prices Hold Steady with Inventory on the Rise Naples, Fla.

(October 20, 2016) – The Naples Area Board of REALTORS® (NABOR®) released its Third Quarter 2016 Market Report, which tracks home listings and sales within Collier County (excluding Marco Island), and it showed overall inventory increased 40 percent with little change in median closed prices. In fact, as reflected in the report, the overall median closed price for homes on the market increased only 4 percent to $312,000 in the 3Q of 2016 from $300,000 in the 3Q of 2015. Active Listings on the Rise; Inventory up from 2015

(Fort Myers, September 22, 2016) – Active Listings rose in August for Single Family Homes and Condos in the Lee County area. Inventory is also up over the last year, as well as final sale prices.

There was a sharp uptick in the number of Townhouses and Condos that hit the market in August, as compared to the same time in 2015. 2,724 units hit the market, a 41.4% increase year-over-year. Almost 700 more Single Family Homes were listed this August, a 16% increase from August 2015.

The Months Supply of Inventory is now sitting at 4.5 months, which is 21.6% more than the same time last year (3.7 months).

Prices continued to climb as well. In August, the Median Sale Price was $225,000, compared to $202,245 last year, a difference of more than 11%.

There was a significant rise in the number of Single Family Homes that sold in the $150,000-$199,999 range (41.4%). There was also a huge jump in million-dollar homes. 27 of them sold in August, an increase of 80%.

More than double the number of Single Family Homes for sale on Sanibel and Captiva sold in August (21 homes), compared to the same month last year (10 homes). Those homes sold for a Median Sale Price of $1,050,000, nearly 25% higher than 2015. Pine Island and North Fort Myers Single Family Homes also benefitted from higher list prices.

Moving can be STRESSFUL! 6 Tips for a SUCCESSFUL Move.

Let’s face it, moving can be one of the most stressful times in life. As a real estate broker, I have been fortunate enough to help hundreds of people buy or sell and ultimately MOVE. Having just moved, I thought I would give a few tips if you have a move coming up in the near future:

1.) Get organized and do it early. Moving is never easy, but getting organized early with cleaning out the old “stuff” can help. Donations to your favorite charity really come into play here. My wife deserves 100% of the credit in the organization category. On top of caring for our 15 month old triplets, she had our family so organized to move, no one could believe it.

2.) Pack the fragile items yourself. Everyone has items that just can’t be broken. Pack and move these yourself. Even the most experienced movers break things from time to time.

3.) Hire (great) movers. If the pocket book allows, having at least a few extra (paid) hands and a truck goes a long way. If hiring is out of the question, solicit family & friends and be prepared to feed and hydrate them well.

4.) Start the transfer of address process a couple weeks prior to your move. At Gulf Pointe Properties, we recently launched a service that will help facilitate your change of address. Everything from changing your mailing address, to address on credit cards, banks, magazine subscriptions, etc. This process now only takes a matter of 10 minutes with our new service.

5.) Prioritize. Once you get everything in to the new home, getting everything set up can be overwhelming. Whether it’s organizing closets, finishing remodel or hanging art work, everything takes time. We are the kind of people who do not like living in chaos, so having things incomplete is a challenge. Make a list and prioritize and everything will eventually get done. As the saying goes, Rome wasn’t built in a day.

6.) Enjoy the new home. In the hustle & bustle of a move, it’s easy to lose site of the big picture. You moved for a reason, now take a few moments to breathe and enjoy the new place.
