Hampton Park Bank Owned
Not every day do foreclosures come on the market in Hampton Park. Actually, Hampton Park bank owned homes are becoming less and less frequent. With the bankruptcy of the developer WCI and some initial problems with Chinese drywall, it appeared the community was facing almost insurmountable issues.
These days, the future is VERY bright for Hampton Park and here is why. You see, Lennar came in and bought the remaining residential lots in the community. They have been building single family homes and selling them FAST. Also, the community has seen many investors come in and buy many of the homes containing Chinese drywall. Finally, the Boston Red Sox have decided on where their new spring training facility Fenway South will be located…just a couple of miles from Hampton Park.
All of these signs point to good times ahead for Hampton Park.
Now the question goes, where are all of the Hampton Park Bank Owned homes? They do exist! Here’s is what you need to know about them. First of all, the bank owned homes are a lot more rare than short sales. Secondly, when they come on the market, you need to move fast and be prepared to pay over asking price. This probably contradicts what many of you think about the current market. Let me explain myself. When a Hampton Park bank owned property comes on the market, they are usually priced at an extreme discount. Potential buyers realize this and usually the homes have multiple offers. Whenever a property has multiple offers, you know that people are competing for it.
For example, I recently saw one of the estate homes that was bank owned in Hampton Park go through a similar cycle. The home was absolutely beautiful, located on a half acre lot on a lake. The home was listed at $209,000 and ended up selling for $226,000. Even at $226,000, the buyer of this home still got an absolutely amazing deal, especially when you consider what Lennar is charging for new construction.
Here is the list of all of the Hampton Park homes for sale. There will be some resales, new constuction, short sales, and the occasional bank owned home on this list. It gets updated daily. Let me know if you would like to see anything in Hampton Park or other great areas of SWFL.
