It’s no secret that real estate prices have come down dramatically since the peak in 2005 – 2006.  The fact of the matter is that while the overall market saw a significant depreciation in prices, some communities, such as Daniel’s Preserve at Gateway, saw even great decreases. Why?

You may notice that communities like Daniel’s Preserve which were built and sold during the primary years of the boom have seen a bigger price adjustment, because the majority of the homes in the community were bought at very high prices.  When the market shifted and could not support these high prices, some homeowners found themselves in a position where they could no longer afford their mortgage payments.  There were inevitably some that could afford it, but realized they may never benefit from the investment in their home.  Some of these people just decided to walk away and let the home go into foreclosure. 

While all of this is NOT good news for the previous owners, it has created a significant opportunity to buy in Daniel’s Preserve at Gateway.  The fact is that you get a new’er’ construction home at a fraction of the original price. 

Another major bonus to living in Daniel’s Preserve at Gateway is the low Home Owners Association fees.  Compared to many of the gated communities in Gateway, Daniel’s Preserve at Gateway has very affordable HOA fees.

You’ll also want to keep in mind the new “Fenway South” Boston Red Sox Spring training facility that is being built just outside the main entrance to Gateway.  Many residents are very optimistic on the effect this will have on values in the community.
