In our daily conversations with people looking to purchase property in Southwest Florida, there are 2 common themes: Great value & newer construction. Our community of the month, Botanica Lakes Fort Myers, fits the bill on both accounts.
The gated community is located less than 10 minutes to the Fort Myers airport (RSW) and situated just down the road from the new Red Sox Spring Training facility (JetBlue Park), which is a HUGE hit in its opening year.
If you are looking for amenities, Botanica Lakes offers everything you would expect in a premier community. You can enjoy the resort-style pool, tennis, fitness center, clubhouse and more.
One of the major reasons the community has such terrific value is the fact that GL Homes, the developer, had truly poor timing when they launched the community. The community launched just prior to the absolute peak of the real estate market during the boom days and the initial purchasers have since found themselves in an upside down situation mortgage situation. This turn of events resulted in distressed sales within the community and, thus, price drops. Almost across the board, you can find homes for 50% of the prices of 2005-2006.
Since the market took a turn, the developer, GL Homes, has done a great job remaining competitive in the market place. At this time, they have new construction prices which are very competitive to available resales. With the great prices and ongoing incentives to purchase new construction, it’s no wonder they have continued to sell successfully in the community.
