For those of you who are unaware about the opportunities in this market...I might open your eyeballs a bit.  You've been warned.  Yes, it's a foreclosure.  Yes, it doesn't have appliances.  Who cares???  As an agent, it is even shocking to me to see houses going for $30 per square foot. 

No one can foresee the future (ok Nostradamus, we'll see how good you are in 2012!), but it is hard to believe values can get much lower than this.  With housing so affordable in Southwest Florida, I am seeing people make life decisions based on the opportunity.  The couple who put a contract on this house will:

• not have a mortgage to worry about
• live in SWFL, one of the most beautiful places in the country
• only have to pay property taxes and utilities (instead of possibly renting and paying a landlord)

I find that many people in other area's of the country are unaware of the opportunity in SWFL.  As I was watching HGTV last night, I was thinking how shocking it would be to have the cameras follow me around with a $50,000 cash buyer.  I have a feeling many folks up north would start considering sunny SWFL.
